The new buildings in the Cranley Gardens area would indeed make Highgate to Alexandra Palace very difficult.
Finsbury Park to Highgate would be much more feasible, but without some very expensive work to cross the mainline the terminus at Finsbury Park would have to be a fair walk from the LU/mainline station.

I can well imagine. I wonder what the delay payments would be if you did a liverpool street and dropped a bridge on the ECML...
The insurance costs would be hair-curling. Shame, it could take a lot of traffic of the roads round there I would think

What's the current thinking on cost/benefit calculations (IIRC it was an 8% return on Capital for railway projects?)

Cost/benefit only becomes relevant if there's any desire to throw money at the project at all. I'm not aware of any political or economic pressure to improve transport in the area, which means there's no money available, which means it doesn't much matter what the benefits might be.

Even assuming that it could be built is there sufficient potential traffic on that line alone to justify dedicated fleet of trams with associated depot and maintenance?
